What to have ready
Nothing here is required to book. The document checklist has the full list.
The property basics
Location, property type, size in square feet and the number of tenants or units.
The decision ahead
What you are weighing, such as a renewal, a sale, a refinance or an appeal, and its deadline.
The lease file
How many leases and amendments there are, and whether you hold scans or signed originals.
The dates that matter
Lease expirations, option notice windows, a loan maturity or the mail date on a county notice.
Recent numbers
A rent roll and last year’s income and expense if they are to hand; sending them can wait.
About the scoping call
Is the scoping call really free?
Yes. The 30 minutes cost nothing and commit you to nothing. You leave knowing which program fits, or whether you need a licensed appraiser, an attorney or a CPA instead, and a written fixed-fee quote follows within two business days. You pay only if you sign: half then, half on delivery.
Who will I talk to?
The lead advisor who would run your engagement, from the scoping call to the final memo. If you hire us, the same person is named in your engagement letter. Bring whoever shares the decision, such as a business partner, a family member or the property manager you already use.
Can we meet in person instead?
Yes, at the Cheyenne office at 1607 East 19th Street, by appointment. Choose in person on the form and suggest three times that suit you. Video and phone work just as well for property outside Cheyenne, including buildings anywhere in the US that we review by documents and video call.
What happens after the call?
Within two business days you receive a written quote with the scope, the fixed fee, the documents we need and the delivery date. If you sign, half the fee is due then and you send the documents. If you do not sign, you owe nothing. How it works shows every step after that.
