Gillette property, priced when sales are scarce

Shops, yards and strip retail, valued on thin evidence, shown openly.

A long train of open hopper cars curving across rolling grassland past a low strip retail building at the edge of town.

Gillette sits in the Powder River Basin, and its commercial property follows the coal trains and the oil and gas rigs. Industrial shops with yards, strip retail on Douglas Highway and older buildings on 2nd Street trade rarely, so a value here leans on income and reasoning more than on a stack of sales.

Where Gillette work usually starts

  • Few-comparable valuation

Sales from similar energy towns, adjusted, with the income approach carrying more of the weight.

  • Tax class check

Industrial or commercial: the class on the April notice changes the assessed value.

  • Lease roll by year

Every lease abstracted and laid out by expiry year, so rollover risk is in plain view.

  • Crew housing values

Apartment buildings of five units and up, priced on a full year of collected rent.

How we reach Gillette

  • Four to five hours

Gillette is 4 to 5 hours from Cheyenne, so the work starts on documents and photos.

  • Travel at cost

Campbell County visits are billed at cost and quoted in writing before you sign.

  • Video walk-throughs

For desktop work, a phone video of the building fills in what still photos miss.

  • Same fixed fees

Programs cost the same here as in Cheyenne; only travel is added, and only when needed.

Gillette questions, answered

How do you value property with so few sales?

With a wider net and more reasoning, shown openly. We look further afield for comparable sales, adjust them for town, size and condition, and give the income approach more weight where signed leases support it. The report states how many comparables we found and how far apart they are, so you can judge the evidence.

Why does my shop’s tax class matter?

Because Wyoming applies a different assessment rate to each class. Per Teton County’s published guidance, commercial property is assessed at 9.5% of market value and industrial at 11.5%. On a $1,000,000 property, that is $95,000 or $115,000 of assessed value before the levy. The class itself is the assessor’s call.

My tenant can leave early. How does that affect value?

It lowers the weight a buyer or lender puts on the rest of the term. We read the termination clause, the notice it requires and any fee the tenant pays to leave, then price the income both ways: to the end of the term and to the earliest exit. The gap between them is the risk.

Do you value apartments rented to work crews?

Yes, if the building has five units or more. Crew housing often runs on short leases or month-to-month rent, so we value on twelve months of rent actually collected, not the rent sheet. The sensitivity table shows what a quieter year at the mines and well sites would do to occupancy.
