Who these terms are with
cloverstate.com is run by Clover State LLC, 1607 East 19th Street, Cheyenne, WY 82001 (“Clover State”, “we”, “us”). By using the site you accept these terms. If you do not accept them, please do not use the site.
Acceptable use
Use the site for lawful purposes. Do not try to break, overload or probe it, copy it at scale with automated tools, send spam through its forms, or submit another person’s information without their permission.
What the site is not
Not an appraisal
Nothing on this site is an appraisal. Clover State provides valuation advisory, opinions of value and consulting reports. Where a licensed appraisal is required, we say so and can coordinate a licensed appraiser.
Not legal, tax or investment advice
Articles, guides, the glossary, the calendar and the calculators are general information. They are not legal, tax or investment advice. For those questions, talk to your attorney or your CPA.
Calculators are estimates
The cap rate calculator, lease cost calculator and property tax estimator do arithmetic on the numbers you enter. Their results are estimates, only as good as your inputs, and they are not an opinion of value, a lease review or a tax bill. They run in your browser and send nothing to us.
Prices are indicative
Prices on the site are indicative starting prices. Your fee is fixed only when we send you a written quote, after a scoping call.
No promised outcomes
We do not promise a tax reduction, an appeal result, a sale price or a rent, on the site or in an engagement.
Engagements and our content
Engagements
Paid work is governed by a separate written engagement letter that sets the scope, fee, timing and terms. Contacting us, booking a call or receiving a quote does not create an engagement. If an engagement letter and these terms disagree, the engagement letter controls.
Intellectual property
The text, illustrations, logo, calculators and code on this site belong to Clover State LLC or its licensors. You may print or share pages for your own use with credit to Clover State. You may not republish, sell or adapt them without our written permission. Rights in reports we deliver are set by your engagement letter.
Links to other sites
We link to public sources such as county and federal websites. We do not control those sites and are not responsible for their content or availability.
Liability, law and contact
Limitation of liability
The site and its tools are provided as is, without warranties of any kind. To the fullest extent the law allows, Clover State LLC is not liable for any loss arising from your use of the site, its content or its tools, including decisions made on calculator results. Nothing in these terms limits any liability that the law does not allow us to limit.
Governing law and venue
These terms are governed by the laws of the State of Wyoming. Any dispute about them will be heard in the state or federal courts located in Laramie County, Wyoming.
Changes to these terms
We may update these terms. The effective date on this page shows which version applies.
