Every price on this page is an indicative starting fee for fixed-fee work. Your written quote, sent after a free 30-minute call, sets the exact figure, and it does not move with the value we find.

How the fees work
The same terms apply to every program on this page.
Fixed fee, quoted first
After the free 30-minute scoping call, a written quote sets the scope, the fee and the delivery date.
Half and half
Half the fee on signing, half on delivery. Retainers are billed monthly and end on 30 days’ notice.
Travel at cost
Laramie County site visits are included. Elsewhere in Wyoming and northern Colorado, travel is billed at cost, quoted up front.
Volume lease abstracts
Orders of more than 20 leases at once are priced from $225 per lease.
Snapshot credit
A snapshot fee is credited in full against a valuation advisory report ordered within 60 days.
No hourly or contingency
No hourly rates, no contingency fees and no commissions. The fee never depends on the value we find.
Questions about fees
Why do the prices say “from”?
Because the scope sets the final fee. A snapshot of a single-tenant building with clean books sits near the starting price; a strip center with eleven tenants, each on a third amendment, takes longer to read and costs more. Your written quote names the exact fee, the scope and the delivery date before you sign.
Why don’t you bill by the hour?
Because an hourly bill rewards slow work and leaves you guessing until the invoice arrives. A fixed fee puts the risk of a long read on us: if a lease file takes twice the time we scoped, the fee stays where the quote put it. Only new scope, such as a second building, is quoted separately.
How does the snapshot credit work?
Order a valuation advisory report within 60 days of a valuation snapshot and the snapshot fee comes off in full. At the starting prices, a $3,500 report less the $950 already paid leaves $2,550. The snapshot’s documents and comparables carry over, so nothing is gathered twice. See the valuation advisory report.
Do you take a share of property tax savings?
No. The property tax assessment review is a fixed fee, from $1,200 per property, whatever the county decides. A contingency fee would give us a stake in the result, and we never promise one. We prepare the evidence and the appeal packet inside the 30-day window; you file it.
How is the retainer billed?
Monthly, from $1,500 per month, and it can be ended with 30 days’ notice. The asset management retainer covers quarterly reporting, lease, tax and loan calendars, budget review and oversight of your property manager. It is advisory work only: we do not collect rents, hold deposits or deal with tenants.
What if I decide not to go ahead?
Then you owe nothing. The scoping call and the written quote are free, and the first half of the fee is due only when you sign the engagement letter. If the call shows you need a licensed appraiser, an attorney or a CPA instead, we say so and point you to the right kind of professional.
