Sheridan’s Main Street, priced and read

Old brick, highway retail and remote owners, served from Cheyenne.

A worn saddle resting on a hitching rail in front of an old brick main street facade.

Sheridan has a main street that still trades, lined with brick buildings that have storefronts below and offices or apartments above. Coffeen Avenue carries the newer retail and services. Old buildings and few sales mean the value rests on the leases and the condition, so we write both down before we price anything.

Offices and apartments over storefronts valued floor by floor, then as one building.

Sheridan questions, answered

How do you value an old building on Main Street?

Mostly on its income and its condition. Older brick buildings rarely have close comparable sales, and the cost approach struggles with a building that age. We price the leases in place, list the deferred repairs, costed from contractor bids where you have them, and show the value before and after the work.

Do you value ranches or ranch land?

No. Agricultural land and working ranches need an appraiser who specializes in them, and we can coordinate one. We value commercial buildings, including a shop, store or office sitting on a larger parcel. In that case we price the commercial real estate and its site, not the grazing land around it.

I own a Sheridan building but live in another state. Can you help?

Yes. The asset management retainer, from $1,500 per month, gives you quarterly reports, lease and tax calendars, budget review and oversight of your local property manager. We do not collect rent or deal with tenants; your manager does. Existing portfolio clients reach us at management@cloverstate.com.

Can the whole engagement be remote?

For most programs, yes. Snapshots, lease abstracts, CAM reviews and the portfolio health check run on documents, photos and a video call, so the long drive never enters the fee. The valuation advisory report includes a site visit, with travel billed at cost and quoted before you sign.
