Six steps and when each happens
Your written quote turns these timings into dates for your property.
Book the call
Ask for a free 30-minute call by video or phone; we ask about the property and the decision.
Get a written quote
The scope, the fixed fee, the documents we need and the delivery date. Half the fee is due on signing.
Send the documents
Leases and amendments, rent roll, a year of income and expense, the tax notice and loan terms. We list gaps.
We do the work
Leases read, figures tied to their source pages, the value priced and a second reader on every number.
Receive the memo
The recommendation, the risks, the next steps and the math behind them. The second half of the fee is due.
Walk through it
A call of 20 to 30 minutes on the memo, the assumptions and which step to take first.
What you send, what you get
Send what you have; the document checklist covers the rest.
You send the leases
Every lease, amendment, side letter and notice, as scans or originals; legible is enough.
You send the numbers
The rent roll and trailing twelve months of income and expense, from your books or your manager’s reports.
You send the notices
The latest county notice of valuation and your loan terms, including the maturity date.
You get the memo
A written recommendation with the risks, the next steps and the math, read by a second person first.
You get the evidence
Abstracts, comparables, assumptions and a sensitivity table, each tied to a document you can check.
You get a call
A walk-through of the memo by video or phone. Your attorney or CPA is welcome on the line.
Questions before you book
What happens on the scoping call?
We ask about the property, the leases and the decision you face, then say which program fits. If the job needs a licensed appraiser, an attorney or a CPA instead, we say that too. The call takes 30 minutes, costs nothing, and the fixed-fee quote follows in writing within two business days.
When does the clock start?
Usually when the documents are complete, and your quote states it for your program. A valuation snapshot, for instance, takes 5 business days from complete documents. If something is missing, we tell you what and why it matters; if it cannot be found, we proceed with the gap noted in the memo and confirm the date in writing.
When do I pay?
Half the fixed fee when you sign the engagement letter, and half when the memo is delivered. Retainers are billed monthly and can be ended with 30 days’ notice. There is no hourly billing, no contingency fee and no commission on anything that follows. Every program’s starting price is on the pricing page.
What if the work turns out bigger?
The fixed fee covers the scope in your quote, including any extra time that scope takes us. If the documents show work outside it, such as a second building or forty more leases, we tell you before doing it and quote the addition in writing. Nothing is added to an invoice without your written approval.
Who will I work with?
One lead advisor runs your engagement from the scoping call to the memo and is named in the engagement letter. A second reader checks every report and abstract before it leaves the office. Where a licensed appraiser, attorney, CPA or broker is needed, we say so and coordinate one rather than acting as one.
Can the whole engagement be remote?
Yes, in most cases. Anywhere in the US we work by document review and video call, and lease abstracts are remote by design. Where a site visit matters, as it does for a valuation advisory report, visits in Laramie County are included and visits elsewhere in Wyoming and northern Colorado are billed at cost.
