Casper property, priced through the cycles
Downtown, CY Avenue and east Casper, read and priced independently.

Casper’s commercial property has ridden oil and gas cycles for generations: shops and yards in Mills and Evansville, downtown buildings near the North Platte, retail on CY Avenue and in east Casper. Values here move with the energy economy, so we price on the leases in place today and write the downside down.

Casper questions, answered
Do you value oilfield service shops and yards?
Yes. We value the land, the building and site improvements such as fencing, gravel yards and wash bays, as real estate. Movable equipment and the business itself are not part of it. Where a building suits only energy-service users, the report says so and shows how that narrower pool of buyers affects the value.
How do energy cycles show up in your numbers?
In the vacancy and rent assumptions, stated openly. We price on the leases in place, then show in a sensitivity table what a weaker year in the oil patch would do to occupancy and rent. We do not forecast oil prices; we show the range a downturn or a recovery would put the value in.
Can you price a downtown building with empty upper floors?
Yes. We value it two ways: as it stands, with the empty space earning what it earns now, and as if leased at market rent, less the time and cost to get there. The gap between those two numbers is usually the real decision: lease up, sell as is, or convert the floors.
Can you review a Natrona County assessment?
Yes, inside the window. Wyoming notices of valuation are mailed on or before the fourth Monday of April, and an owner has 30 days from the mail date to file, as Washakie County’s published appeal guidance sets out. Our review takes 7 business days, from $1,200. You file; we prepare the evidence.
