Commercial real estate, priced, read and decided

Independent, fixed-fee advisory for commercial property owners, from Cheyenne, Wyoming.

A brass plumb bob hanging still at the corner of a low brick commercial building, its string casting one straight shadow across the sidewalk.
Example arithmetic. Every number we give comes with its own.

Example: before a strip center renewal

A renewal and negotiation brief for an 18,000 square foot strip center in east Casper.

A small strip center with one shop door propped open and a folded lease on the step.
  1. Gather the lease file

    Day 1

The owner sends the tenant’s lease, two amendments, the rent roll and three years of CAM statements.

  2. Read every clause

    Days 2 to 3

The option resets rent to 95% of market, and the tenant’s notice is due in 90 days.

  3. Price the space

    Days 4 to 6

Comparable rents give a range. On 4,200 square feet, each $1 per square foot is $4,200 a year.

  4. Decide the offer

    Day 7

A priced term sheet with a walk-away number, and a call before the owner meets the tenant.
