Read the lease before you move in

Your lease, read for you, before you sign or renew.

A moving dolly loaded with boxes stopped at a shop doorway, a folded lease on the top box.

The landlord’s attorney drafted the lease and the landlord’s side priced it. The tenant usually gets a deadline. We read every page for the business paying the rent, put the dates and dollars on two pages and say what to ask for. We are not a tenant rep broker, and we take no commission from anyone.

Where tenants quietly lose money

  • CAM nobody checks

The common area bill arrives once a year and gets paid unopened. Luck is not a method.

  • Missed option windows

A renewal option whose notice window closed while everyone was busy running the business.

  • Rent steps compounding

$18.00 per square foot rising 3% a year is $23.49 in year ten.

  • Repairs pushed down

Roof, HVAC and parking lot clauses that move the landlord’s capital costs onto you.

A renewal, prepared in four weeks

  1. Week 1

    Read what you signed

Lease, amendments and the last CAM reconciliation abstracted, with every notice date listed.

  2. Weeks 2 to 3

    Price the market

Comparable rents for your space, adjusted for size and condition, as a range.

  3. Week 4

    Walk in prepared

A term sheet with your asks and a walk-away number. You or your attorney negotiate.

Questions tenants ask us

Are you a tenant rep broker?

No. We do not find space, tour buildings or negotiate for you, and we take no commission from landlords or anyone else. Brokers are usually paid on the deal closing. We charge you a fixed fee, quoted in writing, so our only interest is reading the lease correctly and telling you what it costs.

Will you negotiate with my landlord?

No. The renewal and negotiation brief gives you the options, the market range and a priced term sheet with a walk-away number. You, your broker or your attorney take it to the landlord. We stay out of the room on purpose, so the brief stays independent of how the talks go.

Can you check a CAM bill I already paid?

Usually, if your lease still lets you object. Many leases set an audit or objection window after the reconciliation arrives, and some are short, so check that date first. The CAM reconciliation review covers one property year, from $1,500, in 10 business days, and ends in a findings letter you can send.

Is a lease review legal advice?

No. We record what the lease says and flag what is unusual, missing or expensive, in plain terms. What a disputed clause means, and how to answer a default notice or a lawsuit, is your attorney’s work. You can send our abstract to your attorney so the legal review starts from a two-page summary.

How early should I call before a renewal?

Before the option notice window opens, not after it. A lease abstract finds that date in 3 business days, and the market rent benchmark and the brief take 7 business days each. Starting a few months ahead leaves time to use the numbers in the conversation instead of rushing them.
