We collect what we need to reply to you and to do the work you hire us for. We do not sell it, we set no tracking cookies, and we delete engagement documents on request once the work ends.

Who we are
Clover State LLC (“Clover State”, “we”, “us”) is a commercial real estate advisory firm at 1607 East 19th Street, Cheyenne, WY 82001. This policy covers cloverstate.com and the information you give us through the site, by email, by phone and during an engagement.
Contact and booking forms
When you write to us through a form, we receive your name, email address, phone number and company or owner entity if you give them, how many properties or leases are involved, the topic you choose and your message. If you ask to book a call, we also receive the times and the call format you prefer.
Email and phone
When you email or call, we keep your messages, your contact details and our notes of the conversation.
Documents shared in an engagement
To do the work, you may send us leases, rent rolls, income statements, budgets, tax notices, loan terms and similar documents. Some of them name your tenants, lenders or other people. We treat all of them as confidential.
Technical data
Like any website, the servers that deliver cloverstate.com process your IP address, browser type and the pages you request, so the site can load and stay protected from abuse.
Calculators
The cap rate calculator, lease cost calculator and property tax estimator run entirely in your browser. Nothing you type into them is sent to us or stored.
How we use and keep it
Why we use it
We use your information to reply to you, to hold the scoping call, to quote a fee, to do the work set out in your engagement letter, to send invoices and to keep the records the law requires. We do not use it for advertising, and we do not add you to a mailing list.
How long we keep it
- Form messages: up to 24 months from the date we receive them, then deleted.
- Email and call notes: kept with the engagement records if you hire us, otherwise up to 24 months, like form messages.
- Engagement documents: kept for the length of the engagement. After it ends, we delete them on your written request, except anything the law requires us to keep, such as invoices and tax records.
Who we share it with
We do not sell or rent your information, and we do not share it for advertising. We share it only as follows:
- Cloudflare, Inc. hosts the site, carries form messages to our inbox and provides Cloudflare Web Analytics, which counts visits without cookies.
- Our email provider stores the email we send and receive.
- Licensed partners. If your engagement needs a licensed appraiser, attorney, CPA or broker, we share documents with them only with your permission.
- The law. We disclose information if a court order or the law requires it.
Cookies
cloverstate.com sets no cookies for tracking or advertising, and it runs no advertising trackers. Cloudflare may set a strictly necessary security cookie to protect the site from automated abuse.
Security
Engagement documents are read only by the people working on your engagement: the lead advisor and the second reader. No method of storing or sending information is perfectly secure, so send only what the work needs.
Your choices and requests
Your rights and requests
You can ask us what information we hold about you, ask us to correct it, or ask us to delete it. Email info@cloverstate.com with your request. We reply within one business day, and we may ask you to confirm your identity before we act.
Children
This site is for property owners and businesses. It is not directed at children under 13, and we do not knowingly collect information from them. If you believe a child has sent us information, email us and we will delete it.
Changes to this policy
If we change this policy, we will post the new version on this page with a new effective date.
Governing law
This policy is governed by the laws of the State of Wyoming.
