Front Range leases, read by appointment

Lease abstracts, CAM reviews and values, from Loveland to Denver.

Light rail overhead wires crossing in front of the foothills at dusk.

Denver has no shortage of brokers and appraisers. What we offer the Front Range is narrower: a forty-page lease read for a fixed fee by someone with no deal riding on it. Most of that work runs on documents and video calls, and we drive down when a site visit earns its place.

Your options, the market range and a priced term sheet with a walk-away number.

  • Values on request

Snapshots and full reports priced on the submarket’s own sales and rents.

How we serve the metro

  • Visits by appointment

Denver is about 1 hour 45 minutes from Cheyenne, so visits are scheduled ahead.

  • Travel at cost

Colorado travel is billed at cost and quoted in writing before you sign.

  • Documents and video

Lease work runs on scans and a video call, with no trip needed.

  • Wyoming tax work only

Colorado assesses and taxes property differently; our property tax assessment review is Wyoming only.

Front Range questions, answered

How do you work in Denver from Cheyenne?

Mostly on documents and video calls, with site visits by appointment. Lease abstracts, CAM reviews and renewal briefs need the paper, not a trip. When a valuation advisory report calls for a visit, the drive is about 1 hour 45 minutes each way, billed at cost and quoted before you sign.

Can you abstract a large set of leases?

Yes. Above 20 leases in one order, abstracts are from $225 per lease, and the quote sets a written timeline for the whole stack. Every abstract still gets a second read, and the spreadsheet carries one row per lease, so a portfolio’s dates and rents land in a single file.

Will you negotiate our renewal?

No. The renewal and negotiation brief gives you the options, the market range and a priced term sheet with a walk-away number, and you, your broker or your attorney negotiate. We take no commission from anyone, so the brief has no reason to lean toward signing, or toward walking away.

Do you know Denver submarkets as well as Wyoming?

We do not claim to know every block of a metro this size. For values and rents, we build the comparable set from the submarket’s own sales and listings, show every one in the report and say where the evidence is thin. For lease work, the document matters more than the address.
