Wyoming assesses commercial property at 9.5% of market value and industrial property at 11.5%, according to Teton County’s guide to determining property tax. Assessed value is market value multiplied by that rate. The mill levy then sets the tax: each mill is $1 for every $1,000 of assessed value.

What the estimate cannot tell you

It cannot tell you your levy. Mill levies vary by taxing district, so read yours from your notice or last tax bill.

It cannot tell you whether the county’s value is right, or whether your property sits in the right class. Those questions need evidence, and the window to raise them is 30 days.

Property tax questions, answered

When can I contest my assessment?

Within 30 days of the mail date on your notice. Assessment schedules are mailed on or before the fourth Monday of April, and an owner who wants to contest must file no later than 30 days after that mail date, per Washakie County’s review and appeal guide. Note the mail date the day the notice arrives.

How much does the class change the tax?

Enough to check. Commercial property is assessed at 9.5% of market value and industrial at 11.5%, per Teton County. A $1,050,000 property at 70 mills comes to about $6,983 a year as commercial and $8,453 as industrial. Check the class your notice shows, and if it looks wrong, raise it inside the 30 days.

Where do I find my mill levy?

On your notice or your most recent tax bill, usually as one total for all the taxing districts your parcel sits in. If you only see a dollar amount of tax, divide the tax by the assessed value and multiply by 1,000; the result is your levy in mills. Use that figure in the estimator.

Will Clover State lower my taxes?

No one can promise that, and we do not. A property tax assessment review tests the county’s value against the market and prepares an evidence packet you file yourself. It is a fixed fee from $1,200 per property, with no contingency, and takes 7 business days, inside the 30-day window.

Is this estimate tax advice?

No. It is multiplication on the numbers you enter, and your actual bill can differ because of exemptions, special assessments or levy changes. For tax planning, entity questions or how the payment affects your return, talk to your CPA. For the value itself, an independent opinion of value is the place to start.
